Opinions wanted- living situation

Post by luthoro »

Okay, I've been going back and forth about this in my head for the last week and am no closer to making a decision either way. So I want some objective opinions.

My friends' band A Message From Martyrs is buying a house off of 270 in Florissant (sp?) from one of the band member's parents. Its five bedroom and a garage. I was asked to move in there and help with the bills. I would get a spot in the garage and my own bedroom for $250-300/month. Currently I live in a single wide mobile home in O'fallon, which I own straight up. It was a cash sale a little over a year ago due to being a fixer-upper. I've been in the process of renovating it while I live there and I'm about half done.

Due to my career (over the road truck driver) I am only home an average of 4-6 days out of the month, on the road the rest of the time. My total bills for the trailer inc. pad rent, utilities, internet/tv add up to about $600/month average. As it sits, I will not sell for less then $2k, because I have about double that invested between purchase and renovation materials. I think I can probably get more then $2k for it, so if I put it up for sale it will be for $3k or best offer, and let interested buyers talk me down. When I bought it the place was very close to being condemmed for being in such poor shape. All the windows were broken out, most of the subfloor was rotten (some had caved in), leaky pipes, bad wiring, etc. The place was trashed. I've since repaired all the subflooring, replaced all but four of the windows (the front bay is the only windows I haven't gotten around to replacing yet), redone much of the wiring and plumbing, and started working on updating the kitchen. Its not a dump anymore, its just not finished.

For reference, this is the trailer. Since this picture was taken I've torn down that POS "deck" and replaced four additional windows (not the front bay, those still need replaced) but other then that this is pretty much as it sits:

The band already got an offer from a record label owned by Universal. I won't go into details, but where there is one record label contract offer there will be more then one. They WILL get big, of this I am certain. When they do, they want to eventually move out of MO. The offer they made me was this...move in now and help pay the bills, and when they get signed and eventually move away they will help me to buy this house from the band member's parents, financed privately directly from the owners, and help me make the payments in exchange for letting them crash there when they are in the STL area. This could be anywhere from a year from now to a few years. I'm not worried about getting screwed over, I've known Dave (the drummer) for many years and trust him with my life.

So...sell the trailer and have some cash to play with (savings, vehicles, investments, whatever...), a place to stay for the few days out of the month I'm in town for half the monthly cost of my current bills, and a garage to park my car in when I'm out of town instead of just a driveway. My credit is absolutely shot (bankruptcy) so I cannot get a mortgage, this is an opportunity to eventually own a house instead of just live in apartments and mobile homes as I've done ever since I've been on my own. The other option being simply...don't. Keep working on the trailer, keep having a place that's my own instead of living with someone else. Eventually I could sell the trailer for profit over what I've invested when I finish renovations, if I chose to live somewhere else.

Opinions/comments/insults...go!

If it all pans out like you want it to, sounds like a good deal. I'd go for the house.

I would not bank on any band being financially stable, even if they go big. Just my opinion.

idk why your struggling with this decision. Seems like the house sounds nice house so that right there seems better to move out a fixer upper trailer.

600 v 300 / month for a place to stay for a week total ... no brainer..

And then sell the trailer or scrap it... (not 100% but the steel alone on the frame i hear can fetch a good chunk of $$)

As far as all that BS about the band going big and "promising" to take care of you afterwards. I would get it all drawnup and legalized and then get everyone to sign so u dno't get left hi and dry.

End result.. I'd move in to the house and save the money each month (atleast a chunk of it) along with a good chunk of w/e money u get from the trailer and have a "OH shit/rainy day " fund in case the house don't work out.

All the AMFM guys are cool dudes but I trust Dave with my life, me and him have been boys for years. I'm not so much worried about being actively screwed over as I am about things just not going the way they're supposed to. That's just the way my luck works. Its nice to have the security of knowing that I own the place I live, and there is no possible way short of me selling it, that I can end up without a place to live. I've been burned several times in the past living in other peoples' homes, and not always due the fault of the people I was staying with.

The flip side of the coin, though...half as much per month for a place to stay the few days out of the month when I'm in town, and an opportunity to own a house when that otherwise isn't realistically possible for me.

So you are just selling the trailer, not the lot? Or is it where you have to pay lot rent.

Either way 600 a month in a trailer is a joke. They are money pits.

Living with friends, u split internet, water, gas, drug money etc.

Yea u wont own anything, but owning a 1983 trailer isnt shit either.

Down side to renting is u need to make sure the roomates are good with bills.

Either way i would move in the house and save up some money so u can buy a house in the future.

I'd get out of the trailer for sure, it will bleed you dry. A 25 year old trailer on a rented lot will never be worth much, no matter how much you stick into it.

The house deal sounds good though, as long as you know you will get along with all the other guys long term. In fact, I was in the same situation from 04 to 08, I good friend bought his grandma's house and the two of us and two other close friends split everything 4-ways. It was cheap and fun as hell and lasted until the owner got married, I really miss those days.

It sounds like the guys in the band seem like the are looking out for you in the long run, but remember plans often change and unless you and the home owner put something in writing you may have to end up walking. If so, no biggie, at least you had a cheap place to stay and save some money for a while.
